Sales work is in fact only the tip of the iceberg in a broker’s duties, because in today’s transaction culture the extent of the seller’s liability in a sales transaction depends largely on the broker’s competence and on finding the right arguments when preparing the buyer. A thorough knowledge of property rights and legislation is an unavoidable prerequisite here.
All real estate activities are in one way or another related to identifying encumbrances and restrictions affecting the property, determining ownership and contractual relationships, verifying the accuracy of registry entries and/or determining rights and obligations arising from changed legislation, the owner’s liability in the case of hidden defects, and so on. For a seller, getting fully up to speed on all of this generally takes time and requires experience as well as familiarity with many real estate databases and terms.
We deal with all of this as part of our daily work, and during a pre-sale consultation we are able to give the client recommendations and advice on how to proceed.
The quality of a broker’s work can be measured through recommendations from satisfied clients. It is not reflected by the number of properties listed for sale, but rather by the number of properties successfully sold.
