Description
Excellent place in Haapsalu Old Town with historic views. Jaani st was one of the first streets in Haapsalu. Together with Kooli, Väike-Mere and Linda street it formed a settlement that arose with the building of the castle in 13th century. The property on Jaani st touches or is in visible contact with all the oldest buildings in Haapsalu Old Town – Customs Building, Jaani Church, Town Hall and Old Pharmacy.
The unique mood and modernity mixed with the splendor of the past is not felt anywhere else as authentically as when walking on the Great Promenade, located about 200 m from here. The Spring pavilion, the bower, the dance floor, the boat pier and boat rental, the sculptures, the sundial, the romantic memorial benches telling stories and the smell of blooming roses around Kuursaal floating in the air along the shore to the African Beach on a midsummer’s day… Only here can the full Moon nights of August bring onto the window of the chapel the mysterious White Lady. One is surrounded by all the essence, style and rhythm of the historic resort town the minute one steps out of the front door.
A three-story residential house with 22 apartments and a unique partitioned volume will arise on the property on Jaani st 4 on the corner of Lossiplats by the end of 2024. Most of the apartments have their own private entrance and a splendid view from the balconies.
The location in Haapsalu Old Town heritage site has created prerequisites for the building to fit into an established environment in terms of volume and purpose, including the historical building type of the area.
The designed building is partitioned and consists of four spaces from which the part on the Jaani st side (Street House) follows the architectural look, appearance and size that of the Old Pharmacy (Jaani st 2). The Street House continues with a part of the one-story building, and the property is bordered on the south side by a 2-story apartment building with an external staircase and a more modern architectural approach, known as the Yard House. The apartment building’s exterior architecture follows the architecture of Haapsalu’s characteristic woodhouse with a high plastered masonry, boarded second floor crowned with a gable roof of rolled sheet metal.
THE STREET HOUSE
The Street House is dominated by the high light plastered surface of the first floor. The buildings vertical wooden boarding is made of rhythmically distributed boards of different sizes. The façade’s symmetry on the street side is disrupted by the resigning main door, that adds playfulness, and the balcony with a steel rod fence on the second floor.
The balconies continue on the courtyard side of the Street House. In the courtyard the balcony simultaneously stands as a canopy. Interior staircase is connected to the penthouse and two lower floors. The views on Jaani street side are looking over the late baroque Town Hall that acts as the Museum of Läänemaa these days, and the park in front of the museum that was planted in the 1860s. The latter borders the historic market square also known as Lossiplats.
THE YARD HOUSE
The roof tiles continue in a new key, the zig-zag edge tiles open and step out strongly from the façade into the courtyard and towards the green area. The views from the balconies looking over the Count’s Garden and Episcopal Castle let one forget the busy city environment. The entrance to the Yard House apartments is through an external staircase and also straight from the courtyard. The entrance to the one-story part is through both the courtyard and the eastern side. The roof terrace is bordered by a steel mesh fence.
OPENING FILLINGS
The shape and distribution of the windows is selected according to the historic window grid. The bright and airy solution is guaranteed by 2,2 m high windows. The windows installed in the insulation plane are mostly wooden framed with triple packet. The main staircase’s front door is equipped with a phono lock system.
CANOPIES, BALCONIES AND FENCES
Balconies on a steel carcass and frame are installed. Fence on the Yard House is of steel mesh and the one on the Street House is made of vertical metal rods. Some apartments also have a separate spacious terrace.
ENERGY EFFICIENCY AND INTERIOR CLIMATE
The building has a mechanical blow-in/suck-out ventilation.
ROADS, SQUARES, PARKING
The property’s relief is lower in the south. The entrances to the Street and Yard Houses’ first floors are solved with the slopes of the ground for the disabled. The building has an exterior rainwater drainage system – the water collected from the roof is led on the ground and then vertically to the green area. The arrangement of parking takes place under the apartment association’s decision, planned are 13 parking places.
APARTMENTS
The apartments are in different sizes – one to three rooms measuring 28,3 – 90,1 square meters. Some are even arranged through two floors (the basement and ground floors). The apartments compose of living quarters, kitchen corner and washing rooms, some even have a stand-alone bedroom. The apartments with higher sealings on the first floor have so-called auxiliary spaces in the form of lofts and storage spaces, on the mezzanine level. Access to these spaces is ensured by stepladders.
It is possible to learn more about the available apartments and their floorplans at the bureau of Kinnisvara Vahenduskeskus. Prices range between 109 000 – 265 500 €.
