We deal with the sale of residential and commercial real estate, undeveloped land, and development projects. We carry out profitability analyses of real estate investments and determine the value of commercial buildings either when entering a project or exiting it. We operate mainly in Haapsalu and Western Estonia, but by agreement we also take on properties located elsewhere. We also handle inheritance procedures for non-residents’ assets, as well as the management, encumbrance, and disposal of their real estate located in Estonia.
We help with selling property when the client cannot deal with it personally, whether due to distance, insufficient sales, administrative or legal skills.
We can assist when an objective assessment of the possible selling price is needed, when there is a need to understand the meaning of terms used in real estate, or when it is necessary to prevent possible problems arising from ownership relations, for example when selling co-owned property. We provide advice on civil law issues arising during the sale process and help find solutions when organizing documentation.
From the perspective of successfully selling real estate, thorough knowledge of the local property market and continuous analysis of transactions and prices are important — in other words, competence and consistent experience.
We are of the opinion that real estate brokerage services can be provided professionally, client-centrically, and in a legally correct manner only at a proven level of professional competence, and only when this is done as one’s main daily work.
The specialized modules in Real Estate Law and the functioning mechanisms of the Real Estate Business and Market at the University of Tartu Institute of Finance and Accounting provided thorough knowledge and legal capability in the field, because selling real estate is not ordinary sales work — it involves responsibility and the need to focus on solving people’s real estate-related problems. Quite often, it is necessary to explain to the parties their rights and obligations, which may not be directly related to the sale itself, but without this preparatory work it is not possible to reach a transaction at all.
